the most cost effective time cycle for
performing pavement maintenance? The answer
depends on local climate, age and condition of
the asphalt surface. |

For
that reason, we provide our customers with a
free periodic inspection of their parking
surfaces and assist them in establishing a
schedule and budget for necessary pavement
service and repair.
Pavement worn by sand, salt and snow plowing
will continue to deteriorate in the summer sun.
Spider web cracks and pot holes started by the
winter freeze, thaw cycles will expand from
vehicle traffic, water penetration and heat
expansion. once pavement damage has started, it
tends to progress at an increasing rate. The
sooner problems are addressed, the greater the
cost savings.
Two critical elements in any pavement
maintenance plan, are the regular sealing of
cracks to prevent water from penetrating to the
base and sub grade and seal coating on a three
year cycle. |

Seal Coating
Seal coat is a
latex based coal tar pitch emulsion, fortified
with latex rubber additives and sand. It
provides a durable barrier to the elements and
protects against oil/fuel leaks.

look that presents a positive image of the
company, facility, or residential complex.

Prevent Oxidation - Sealcoating fills surface
voids, reducing exposure to oxygen and water and
prolonging pavement life.
Resists Gas & Oil Spills - By filling surface
voids, sealing also reduces the depth to which
oil or gas can penetrate the pavement.
Resists Ultraviolet Rays - Although the sealcoat
does not repair any damage that has already
occurred to the asphalt, it does prevent
ultraviolet rays from further damaging the
asphalt pavement.
Easier to Clean & Maintain - Sealcoats fill
surface voids while coating the pavement
surface. The resulting smooth and even texture
makes surfaces easier to maintain year-round.
Cost
Effective in the Long Run - It's less expensive
to sealcoat a parking lot every few years using
a coal tar emulsion than it is to overlay or
replace a new lot. Sealcoating preserves asphalt
for pennies per square foot. |

It

cracks that arise and maintain an ongoing

the road surface and, if left unattended, starts
to degrade the road surface. Pothole patching is
a year round activity. CSC's step-by-step
method of pothole patching is:
1. Place traffic control devices as required.
2. Square up area.
3. Remove fractured/temporary material.
4. Prime with appropriate material.
5. Fill hole with material and compact in 2 inch
layers. (Asphalt)
6. Level patch with rake to ˝ inch above
pavement surface. (Asphalt)
7. Finish patch to existing surface. (Concrete)
8. Seal edges.
9. Remove traffic control devices. |
